There are moments in a project when you realize you're creating something bigger than square footage and finishes. For us, that moment came before we ever broke ground.

Last week, our 14 acres became something unexpected: a training ground for the Delaware Tactical Unit. Officers from six jurisdictions — Delaware City, Delaware County, Dublin, Genoa Township, Powell, and Westerville — spent the day running tactical exercises on land that will soon be home to three luxury estates.

Watching it unfold changed how we see this entire project.

Why We Did This

When you're building homes that will stand for generations, the question isn't just what you're building. It's how you're starting the story.

Before we build a single home here, we wanted to do something meaningful. This land is going to be part of this community for generations, so it felt right to start by giving back to the people who protect it every day.

The existing structure on the property turned out to be exactly what the tactical unit needed. As they told us, opportunities like this are rare. Finding a building they can use for realistic tactical training doesn't come along often, and they were genuinely grateful for the chance to sharpen their skills in a real-world environment before the structure comes down to make way for new construction.

What We Witnessed

If you've never watched a tactical unit train, it's hard to describe. There's this quiet intensity. The precision, the coordination, the stakes. These officers prepare for scenarios most of us can't imagine, so the rest of us never have to think about them.

You watch them prepare for the worst so families can live their best. And knowing those families might one day live right here on this property connects everything in a way we didn't expect. There's something profound about seeing people train to protect lives on the exact ground where families will someday build their own memories.
